Application & Fees

Visit DalanRentals.com, select “Our Properties” to find the desired property, and explore the available floorplans. Select the floor plan you’d like to apply for and begin your online application.

The application fee is $20 per applicant and $20 per guarantor.

Applicants who are self-qualified need to show a minimum combined annual income of 35x the monthly rent. If applying with a guarantor(s), guarantors need to show a minimum combined annual income of 70x the monthly rent. All applicants must have a minimum credit score of 650.

Applicants must upload the following: 2 forms of Photo ID, letter of employment (dated within the last 30 days), 2 most recent bank statements, 3 most recent paystubs, most recent 1040 tax forms, landlord reference letter, and proof of last 2 rent payments made to previous landlord.

To qualify for a reduced security deposit, all applicants must show a credit score of over 700 in addition to the qualifying income requirements.

Yes, we accept out of state guarantors. Guarantors located outside of the US must provide bank statements showing a minimum of 70x the monthly rent in liquid assets.

When running a screening report, we run income qualifications first. After that, we run a criminal report screening. Screening is processed by RentGrow and income/employment verification is done by Nova Credit. Please note that credit screening will be a hard inquiry on your credit report.

Yes, anyone over the age of 18 who will live in the unit must apply and be listed as a leaseholder on the lease.

Yes, we accept roommates. However, we do not roommate match. The lease must be signed by all occupants.

No, we do not charge a broker fee.

The total move in cost consists of one month’s rent, security deposit, and application fee(s).

No, submitting an application does not hold or guarantee the apartment. An apartment is only guaranteed once the lease has been signed and move in payment has been received.

The application and approval process can take 24-72 business hours.

Approved applicants have 24 hours to sign the lease and remit all payments.

All payments can be made via the online payment portal, BILT (www.paywithbilt.com/dalan). For other forms of payment, please reach out to our leasing office.

Leasing & Rental Requirements

If applicable, concessions are front-loaded to the second month of the lease. While the landlord will always bill the monthly gross rent, tenants have the option to “self-amortize” by drawing down from the concession throughout their lease in order to remit “net-effective” rent payment. Tenants are responsible for keeping track of the concessions and making timely rent payments.

Renter’s insurance is required for all fair market units and strongly recommended for rent stabilized units. Tenants have the option of enrolling in a renter’s insurance policy of their choice or being automatically enrolled into Foxen Liability Insurance.

No, unless otherwise specifically stated and approved by the landlord. If a tenant is looking to sublet, contact the leasing office for more information.

If the tenant needs to terminate the lease early, contact the leasing office for more information.

You will receive your lease renewal 60-90 days prior to the lease end date.

As per New York State law, the security deposit minus any cost of damage to the apartment, other than ordinary wear and tear, is returned 14 days after the lease end date.

Amenities, Utilities & Maintenance

No, unless otherwise specifically stated and approved by the landlord. As per the Fair Housing Act, we do not refuse tenants with emotional support animals (ESAs) or assistance animals. Tenants must provide proper documentation from a healthcare professional to support their need for an ESA.
